Estimates are for planning purposes only and are not a loan offer or commitment to lend. Principal and interest use a standard fixed-rate amortization. Extra-payment projections assume the extras are paid exactly as entered and the rate stays fixed for the life of the loan. Taxes, insurance, HOA fees, and PMI vary by property and borrower; PMI is estimated at 0.55% of the loan amount per year and typically applies when the down payment is under 20%. Actual rates and payments are determined by your lender.
About These Calculators
Mortgage Calculator
Estimate your full monthly payment — principal and interest, property taxes, homeowners insurance, HOA dues, and PMI when it applies — then test how extra monthly payments, annual lump sums, or bi-weekly payments cut your total interest and shorten your loan. Prefer a page of its own? The same tool lives at our Mortgage Calculator page.
Seller Net Sheet — Know Your Net Before You List
A seller net sheet estimates what actually lands in your pocket at closing. Enter your expected sale price and mortgage payoff and the tool deducts both sides' commissions, the owner's title policy, Florida documentary stamp taxes on the deed ($0.70 per $100 in Broward County), the HOA estoppel fee, and closing fees — so there are no surprises on settlement day. Thinking about pricing next? Read how to price your home.
Fix & Flip Calculator
Underwrite a flip the way experienced investors do: purchase price and closing costs, rehab budget, monthly holding costs, and hard-money financing (interest-only payments plus points), measured against your after-repair value and selling costs. The tool returns your profit, return on cash invested, and a 70%-rule check — the rule of thumb that says your maximum offer should be about 70% of ARV minus repairs.
Buy & Hold Rental Calculator
Analyze a long-term rental before you buy: rent and other income against your mortgage payment, taxes, insurance, HOA, and realistic reserves for vacancy, maintenance, management, and capital expenses. You get monthly cash flow, net operating income, cap rate, and cash-on-cash return — the four numbers that decide whether a rental really pencils. Interested in hands-off ownership? Komplete Property Management can run the day-to-day.
Calculator FAQs
What is a seller net sheet?
A seller net sheet is an estimate of a home seller's proceeds at closing: the sale price minus the mortgage payoff, commissions, taxes, and seller closing costs. It is the fastest way to see what you will actually walk away with before you accept an offer.
What is the 70% rule in house flipping?
The 70% rule says an investor should pay no more than 70% of a property's after-repair value (ARV) minus the cost of repairs. On a home with a $475,000 ARV and $60,000 in repairs, the maximum offer would be $272,500 — leaving room for holding costs, selling costs, and profit.
What is a good cap rate for a rental property?
Cap rate is a rental's net operating income divided by its price. Many investors target roughly 5% to 8%, but the right number depends on the neighborhood, property condition, and how much appreciation you expect. A lower cap rate in a high-demand Fort Lauderdale neighborhood can still be the better long-term buy.
How much do I need for a down payment?
It depends on the loan: conventional loans can start at 3% to 5% down, FHA at 3.5%, and VA loans at 0% for eligible buyers. Putting down less than 20% usually adds private mortgage insurance (PMI) until you build equity — the mortgage calculator above estimates it automatically.
These calculators are planning tools only. All figures are estimates based on the numbers you enter and standard assumptions — they are not a loan offer or commitment to lend, a guarantee of sale proceeds, profit, or investment returns, or tax, legal, or financial advice. Actual rates, commissions, closing costs, taxes, insurance, rents, and expenses vary by property and situation. Talk with Kris and your lender, CPA, or attorney for figures on a specific property.
